At the Heart of Workspace Decision making
Where decades of expertise meet machine speed.
A meeting of experts
Waitack is, above all, the meeting of experts who each spent decades mastering their own discipline — and decided to combine forces to redefine how real estate decisions are made.
Born inside CD&B's R&D
The story began inside the R&D department of CD&B, a French space-planning firm that had built deep operational know-how over two decades. There, an unusual commando team came together — a mathematician, an architect, an engineer, and a sociologist — united by a single, defining challenge: generate a complete, realistic, and compliance-ready layout plan in just five seconds. Not a rough sketch. Not an approximation. A precise, buildable plan — regardless of the complexity of the asset.
Why five seconds?
Because that is the threshold of true iteration. It is the window in which a decision-maker is willing to test, refine, and compare scenarios — rather than wait days for a single imperfect proposal. Five seconds transforms space planning from a deliverable into a conversation.
2021 — Waitack takes shape
In 2021, that ambition took its corporate form with the official creation of Waitack, built on the complementary expertise of its co-founders:
- Michel Ciucci — 30 years of financial and strategic management in tertiary real-estate development.
- Rémi Mangin — deep operational experience in space planning and workplace transformation.
- Christophe Costantini — a seasoned space planner whose hands-on mastery of the craft has shaped the platform's design intelligence.
- Cyril Hadji-Thomas — 20 years in technology and software; engineer, graduate of Centrale Paris and AgroParisTech, specialized in applied mathematics and artificial intelligence.
Around them, a multidisciplinary team of mathematicians, BIM engineers, architects, and sociologists turned years of field expertise into algorithms — encoding decades of space-planning intuition into a platform capable of reasoning about buildings the way the best practitioners do, only at machine speed.
2024 — Opening up the platform
After several years of intensive R&D, 2024 marked a turning point: we opened the platform to the direct usage of end-users, transforming Waitack from an internal force-multiplier into a platform serving the broader market.
Built for decisions, not just design
We deliberately built Waitack as a decision-making platform — not just a design tool. Because we believe today's real-estate challenges can no longer be addressed in silos. Complexity must be mastered across four dimensions simultaneously:
- Human — designing workspaces that match how teams actually work.
- Environmental — meeting sustainability commitments with measurable rigor.
- Operational — aligning buildings with the realities of their users.
- Financial — turning every square meter into a quantified, defensible decision.
The results speak for themselves
Waitack has digitized close to 5 million square meters of building digital twins, and our users generate millions of square meters of space planning every month. Municipalities, developers, asset managers, brokers, architects, workplace consultants, design-and-build firms, and end-user companies rely on Waitack across more than ten countries to compare scenarios, assess building efficiency, and make smarter decisions in real time.
A category-defining platform
What began as a bet between experts has become a category-defining platform. We set out to compress days of work into seconds — and we delivered.
